Update from Cyden Homes:

 Update from Cyden Homes:

We have spoken to the Roads and Sewers (R&S) contractor Daniel Charles (DC’s) for an update on Programme They have finished the Attenuation Basin or Lagoon. The Foul Drainage wet well has been formed and the Pumpstation is the be completed this coming month. The aim is to move away from the boundary with Highfield Road and into the site

Main Programme

·        Roads and Sewers (R&S) on site ongoing until early 2026 before Cyden start on plot works

·        Phase 1 road only and pumping station on current scope of works

·        Off-site works (S278 Works)– Awaiting for approved point of connection from North Power Grid (NPG), info has been submitted to LCC Highways for road space booking for off-site works

·        However, we are waiting for HV cable Point of Connection (POC) approval to ensure that the work is collaborative under a Single permit, so as to reduce disruption to existing Ludborough Road (obviously don’t want to do the off-site works and then dig it up again to install the HV cables)

·        Drainage connections and water POC will also be under the same scope of works once approved, application for water POC has also been submitted by IUS (Utility service) who are carrying out the on and off site multi utility works.

·        DC’s to complete all on-site roads and off-site S278 works

The 278 work will include

·        The off-site HV will be installed up to approved POC, water connection to existing Anglian Water main to be made, sewer connections to be made and then S278 works will follow on by DC’s – all under the same permit.

·        Anticipating this work to be in January 2026 now because we don’t want to have road closures/traffic management in place over Christmas but this gives us time to get everything in place and reduce disruption.

UPDATE 19 November 2025

  • Work is going well on site, the Foul sewers are around 90% complete, with the storm drainage around the 50% complete
  • Both pump stations have now been successfully first fixed, DC’s will be trial digging next week to allow for the incoming water supply and beginning to shape the road entrance into site.
  • As expected DC’s are currently dealing with vast amounts of rain water with no outfall
  • Therefore subject to weather they may decide to hold on to completing the drainage and move on to constructing  Road 1 through to tarmac (Road 1 being the main access road into the site )
  • Into the new year towards the end of January (26th) they will begin on the Section 278 Highway works to Ludborough Road, remediating and developing the road to the approved new design, this will also include completing our main connections to existing sewers.

UPDATE January 2026

We have returned this morning and started with general set up, getting pumps fired back up after thawing them out etc !

We plan to continue with the storm swale drainage as the pumps go to work to allow us to drain the foul lines so we can then move forward on that.

The 278 (Road Works) is due to start on the 26th as planned so far, we will begin remediation to the road alongside IUS (the Electrical Supply Contractors) as they install the new cables into site.

Anglian water will also be collaborating with us within the same closure to pull water services into site.

Just before we broke up for the Holidays, I had success getting through to Anglian water and finding/addressing the existing drainage issues that have caused flooding problems in the town for the past 15 years. We have been successful rectifying the issues and the flooding hasn’t happened since, we have had some happy locals passing comments and if the issue arises again in the future at least, we know what causes it and where so it can be a quick fix.

The 278 works will last around 12 weeks and once complete, a new road surface will be down accompanied by a new bus stop, point of connection for the site foul system will be completed onto the existing sewer on Ludborough Road.

We hope to be moving towards road construction on site within the next couple of months and completing the pump station compound.

The substation foundation on site is complete and ready for the wall construction
